- N.B.: The commune owns land on which it is possible to construct buildings for craft use.

The commune is looking for :
A PERSON or a COUPLE who would like to invest in the creation of a bar, a convivial place in the village (bar-tapas, evening entertainment, etc.).
The premises will be made available by the Town Hall in exchange for rent, along with the Licence 4, which is owned by the local council. This business used to exist in the village but closed down when the owner suddenly disappeared, forcing local residents to travel fifteen kilometres or so to take advantage of it.

- The village of Loubès-Bernac is located at the gateway to Périgord.
- 25 minutes from Bergerac airport.
- 10 minutes from Sainte-Foy railway station.

- The village has 6 hiking trails, including the Terra Aventura circuit, which attracts over 2,000 visitors every year.
- Very popular with the English, with no fewer than a hundred second homes, this village is quite touristy, especially in summer, with some various events, festivals, meals, etc.
- We have a number of shops and services, including a restaurant, a caterer, a Chinese dish maker, a mini-market with a tobacconist’s and a bread depot, a hairdresser’s, a beauty salon, a nurse’s surgery, a psychologist, a psychotherapist, a Chinese medicine and acupuncture specialist, and a post office.
- Possibility of building your own home or second home (plots very close to the town centre).
- There are permanent and secondary dwellings, rental properties and gîtes, which attract holidaymakers all year round, but especially in the summer and during the festive season.
- The commune has 13 flats that are regularly rented out, as well as building plots within walking distance of the shops.
